1. NOT RELYING ON SOMEONE ELSE: When selling by owner, you don't have to leave the home for agents to show or clean every morning before leaving. You know when people are coming, and can prepare accordingly. When a buyer makes an offer you can sit down and negotiate the contract. It can be done in a short time and in a friendly fashion with a smile between home owner and new purchaser.

4. DELEGATE RESPONSIBILITY: The Market is very competitive. Of the 7 steps in Real Estate, you will have the same 100% support on steps 4 through 7 as any Realtor. Do some shopping in advance for financing, appraisals, inspections, repairs, and Title Companies. The Title Company will get you what is referred to as a "trio" in advance. This shows the recorded information on your home. It is professional to stick with the same "Title Company that provides you with the "Trio."
5. A COMPETITIVE PRICE WILL DRAW BUYERS QUICKER. Buyers are more apt to offer full price on a home priced competitive before they are willing to make a low offer on an over priced home.
6. STAYING ON TOP, KNOWING WHAT'S HAPPENING: Because you meet the prospective buyers, you have a much better idea how interested people are, what they like about the home, how serious they are about buying and what their time frame and situation is. The direct feedback is easier to live with than wondering how things are going, or worse, why no one has made an offer yet.
7. MOST FSBOs' SELL FASTER: if you list your home you'll be inclined to inflate the asking price to cover commission. Two to four months later you'll come to the painful realization that no one is going to buy your home at the price, you'll end up reducing the price ( or even accepting an offer) equal to the original amount you would have asked if selling by owner. Do it right the first time, and avoid taking the loss.
8. EASIER THAN YOU THINK: If you can sell a car or boat, you can sell your hose. Once you find a buyer, the lenders & title Companies take over. You can sometimes negotiate to pay an attorney or a Realtor a 2% to 3% fee to get it right.
